E-Terkin is a software solution that enables institutions to query and release mortgages online via the Land Registry and Cadastre Information System (TAKBIS) through web services published by the General Directorate of Land Registry and Cadastre (TKGM).
Its web and geographic architecture digitizes mortgage release processes from start to finish, reducing processing times and staff workload. All document exchanges are managed electronically, ensuring legal validity through e-signature support. This approach ensures the secure completion of the mortgage release process without the need for in-person visits to the land registry offices.


A general monitoring screen where users can view the status of all mortgage release transactions in real time. Ongoing, in-signature, awaiting TKGM response, and canceled transactions are shown in separate boxes.

In this screen, the first step of the mortgage release process, the user selects the province and land registry office and queries pledged properties via TAKBIS. Results are listed, and the release process is initiated by selecting the record to be processed.

After the pledge query, the identity and contact information of the applicant are recorded on this screen. An application is created by entering national ID, name-surname, phone, and address details.

This is where official documents related to the mortgage release are uploaded and recorded. The file is added to the system by entering the document type, issuing institution, subject, date, and number information. This stage enables the required documents for the release process to be collected digitally.

At this stage, where the signature process for the release document is managed, signatories and signature order are defined and documents are approved electronically. Once signatures are complete, the release process is initiated through the system, relevant queries are performed, and the process is completed automatically.
